Bed bug treatment costs
What bed bug heat treatment costs, and what the price should get you
In London, a heat treatment on average costs between about £500 and £2,000. The range is wide because what you get varies a lot from company to company.
This page explains what goes into a proper heat treatment, what is normal in the market right now, and exactly what we charge.
The real cost
Why heat treatment costs more than a spray
- Two trained technicians on site for most of the day. We never send one person alone to a heat treatment. That rule is for safety.
- An industrial heater and its fuel. The heater blows clean, hot air into your home through ducting. It runs for hours.
- Temperature probes and a thermal camera. The camera finds the cold spots, such as the corners, inside furniture and along the skirting. The probes go in those spots.
- Time to heat the whole home, not just the air. Air warms quickly. The inside of a mattress, a sofa or a wardrobe does not. The heat has to soak through everything.
- Insurance, training and calibrated equipment. None of this is cheap, and none of it is optional if the job is done properly.
That is why proper heat treatment costs more than a spray. You are paying for a day of skilled work, specialist kit and proof that it was done right.
Types of heat
Not every “heat treatment” is the same
Three very different things are sold under the word “heat”. Ask which one you are getting.
Steam
- What it is
- A handheld steamer passed over beds, sofas and carpets.
- What it reaches
- Only the surface it touches, for a few seconds. It does not reach inside walls, sockets, furniture joints or anything packed away.
Heat tent or heat box
- What it is
- A portable heated bag or chamber. Items go inside it and get heated.
- What it reaches
- Only what fits inside the tent. The rest of the home is not treated.
Structural heat (whole home)
- What it is
- The whole home is heated as one space, with internal doors wedged open so the heat moves freely through the home.
- What it reaches
- Every room, every piece of furniture, and the gaps and cracks where bed bugs hide.
We only do structural heat. Every job treats the whole home in one go. We never treat one room and leave the rest.
Why we heat instead of spray
- It reaches places you cannot see. Bed bugs and their eggs often hide in places like skirting, sockets, bed frames and the seams of furniture. Structural heat reaches all of them at the same time.
- It does not depend on finding every bug. A spray or a steamer only works where it is aimed. Heat fills the whole space.
- It kills eggs as well as adults. Eggs are the hardest stage to kill. Many sprays do not kill them.
- Most bed bugs are now resistant to common sprays. A 2026 study of bed bugs from 9 European countries found that 85.7% carried the key resistance gene. Heat does not rely on a chemical working.
- A spray usually needs three to four visits over six weeks. Heat finishes in a single visit, so it means one day of preparation, not four.
The market
What is normal in the market right now
In September 2026 we checked the websites of 18 London bed bug providers, from national companies to local specialists. This is what we found.
Most do not give you a record.
Almost every heat provider says they monitor the temperature. Only one mentioned giving the customer a report with the temperature logs, and none offered a certificate at the end.
A “free follow-up” is often a spray, not heat.
Some warranties cover a return visit, but that visit is an insecticide spray. That is the same kind of treatment most bed bugs are now resistant to.
Warranties often have conditions that are hard to meet.
Some say “evidence required” or “conditions apply”. If bed bugs come back, some companies call it a new case and the warranty does not cover it.
Steam and heat are easy to mix up.
Always ask whether the whole home will be heated, and to what temperature.

With Exuro
What you get with Exuro
Before the treatment
- A visit within 24 hours of booking, to confirm what you have and set up containment.
- Containment kits for your beds, to reduce bites and stop bed bugs spreading while you wait. One kit per bedroom is included.
- A clear preparation list, and one case manager you can message on WhatsApp.
On the day
- Two trained technicians.
- A thermal camera to find the cold spots in your home.
- Calibrated temperature probes placed in those cold spots, logging automatically every 60 seconds.
- Every probe must reach 57°C. That is above the published egg-kill point of 54.8°C.
- We work from the coldest probe, not from how hot the room feels. The hardest spot in your home has to get there.
- A 60°C upper limit. Most household items are fine at 60°C or below, and problems tend to start only above it.
- Date and time stamped photos of where every probe was placed, so you can see the readings are real.
After the treatment
- A written report with the temperature readings from every probe.
- A clearance check on day 14, and a Clearance Certificate when all is clear.
- A Certificate of Treatment on the day. Every certificate has a number anyone can check at exuro.co.uk/verify.
Our treatment standard has been reviewed and approved by Dr Richard Naylor, Director of Entomology at the Bed Bug Foundation and main author of the European Code of Practice for Bed Bug Management. His review covers our standard only. He does not inspect or supervise any treatment carried out by Exuro. We prove it was met in your home with your own temperature readings, which are yours to keep.
Being straight with you
What heat does not do
We want to be straight with you.
Heat kills the bed bugs and eggs it reaches. But once the home cools down, heat leaves nothing behind. If bed bugs come back in on a suitcase, a visitor's coat or from a neighbour's flat, heat alone cannot stop them.
That is why, where it helps, we also leave a fine desiccant dust in hidden gaps and edges, to help deal with anything that turns up later. It is not an insecticide spray. If you would rather your treatment stayed completely non chemical, just tell us. It makes no difference to your price or your warranty.
Every treatment ends with a clearance check on day 14, and our warranty comes back with heat, not a spray. If bed bugs come back in on a suitcase, a visitor's coat or from a neighbour's flat, we come back and reheat.
No honest company can promise 100%. What we can promise is that every spot in your home reached the right temperature, for the right time, and we can show you the proof.

Our prices
The price you see is the price you pay. Your price is fixed the moment you book. Anything extra is shown before you pay.
Two ways to start
Not sure yet? Start here
Not sure it's bed bugs? Book a check for £140. We attend within 24 hours and set up containment.
Sure it's bed bugs? Book the full treatment. The check is included free.
If we find no bed bugs, we don't recommend treatment. We refund everything except the initial response charge.
If you start with the check and book your treatment while we are with you, we take £50 off it. If you decide later, the full treatment price applies.
Once we have carried out an inspection, the initial response charge covers it and is not refundable, whatever happens afterwards. That is £140, plus £45 for each extra containment kit you added. Any refund after an inspection is the amount you paid less that charge.

Gold: we do the preparation for you
Preparing a home for heat treatment takes hours, and poor preparation is one of the most common reasons a heat treatment fails. With Gold, our team does it for you. We bag, move and hang your things, and we bring everything needed to do it: rails, hangers and bags. We do not do laundry.
We arrange your Gold preparation with you on WhatsApp. It takes place on the treatment day or the day before, depending on our schedule and the size of your home. We may need access to your home the day before, so please bear that in mind when you book.
Gold also gives you a longer warranty (see below).
Gold from £249.
What Gold includesExpress: we attend within 24 hours of payment
Express is the fastest route from booking to heat. Normally we inspect and contain first, then you prepare your home and the treatment follows on a later day. With Express, Gold preparation is mandatory, so our team does the preparation for you and the Gold price is added to yours, and if the property is safe to treat, heating can begin on the same visit instead of days later.
We attend within 24 hours of payment and inspect before anything else. Attending within 24 hours does not mean treatment will start or finish within 24 hours. Express is £750 on top of your treatment and Gold price. If we do not attend within 24 hours of payment, we refund the £750. If we cannot treat your home for a reason that is not down to you, such as something about the building that nobody could have known before we arrived, we refund what you paid, less the initial response charge. If we cannot treat because of something you did, did not do, or did not tell us, it counts as a cancellation and at least 50% of what you paid is kept.
Warranty
Our warranty
If bed bugs come back after your treatment, we come back with heat, not a spray.
* A reheat under the warranty is a reheat of the heat treatment only. It does not include Gold, even if your first treatment was Gold. Heat and preparation are separate: the warranty gives you a free reheat, not free preparation. For a reheat you prepare the property yourself, or you add Gold again and pay for it at the price at the time.
If bed bugs are still a problem after two full heat treatments, our records will show whether every part of your home reached the right temperature. If it did, the bed bugs are most likely coming in from somewhere else, such as a neighbouring flat or something brought into the home. Once the source has been found and dealt with, we'll do a third treatment at half the original treatment price.
Please do not bring second hand furniture, mattresses or upholstery into your home during your warranty. They are one of the most common ways bed bugs come back, and a reheat for bed bugs brought in that way is not covered.
To make a claim, send us the certificate number and photographs or a short video of what you have found. Full terms are on our warranty page.
Once we have carried out an inspection, the initial response charge covers it and is not refundable, whatever happens afterwards. That is £140, plus £45 for each extra containment kit you added. Any refund after an inspection is the amount you paid less that charge.
